In repairing thousands of homeowners and business owners’ foundations across New England, we have come across many failed repairs with a product called Flex Seal. I obtained a can of this product from a disgruntled homeowner, and from the can’s label, this product claims to be a “rubberized leak sealer” used on “foundations, basements, chimneys, and downspouts” to name a few. Furthermore, the product even goes so far to claim “STOPS LEAKS FAST!”
Based on my findings, all I can report is that we have repaired a good number of basement wall leaks, floor leaks, and leaks around pipes, that have utilized this product. The owners tried to repair their basement leaking problems with this spray-on product, and it failed.
If a product seems to be too good to be true, it probably is. Flex Seal appears to be one of those cases. After extensive research online, there appears to be many unhappy customers who have used this product in hopes of “Stopping Leaks Fast”, as advertised by the company.
The good news is, A-1 Foundation Crack Repair can repair and warranty these failed repairs of leaking wall cracks and pipe penetrations with our closed-cell polymer resin injection method. We also offer repair methods with epoxy injections, weave carbon fiber blankets and carbon fiber staples. We are not a one-size-fits-all company; we’ll match the correct repair method to each individual situation.
